Second Homes are Becoming the New Lifestyle Investment – Amit Paranjape

For years, second homes were largely associated with weekend getaways, retirement plans or holiday properties. That definition is beginning to change as buyers increasingly look at second homes not just as occasional-use properties, but as spaces that combine lifestyle, personal well-being and long-term value. The shift is being driven by changing work patterns, evolving lifestyle aspirations and a growing preference for spending more time away from dense urban environments. Younger professionals, entrepreneurs and families are increasingly looking for homes where they can spend extended periods, work remotely when required, reconnect with their roots or simply experience a slower pace of life.

Appreciation potential

Access to nature, wellness, privacy and community is consequently becoming as important as location and appreciation potential.
This changing demand is also prompting buyers to look beyond established second-home destinations. Alibaug, for instance, has demonstrated how connectivity, lifestyle appeal and proximity to Mumbai can transform a coastal location into a sought-after second-home market. As established destinations become more developed and expensive, attention is gradually moving towards locations that can offer a similar lifestyle proposition while retaining greater space and a sense of discovery.

Industry observers see Konkan as one such emerging opportunity. Long known for its coastline, beaches, greenery, villages and distinctive cultural character, the region is increasingly being viewed beyond its traditional identity as a holiday destination.

Buyers today are looking for a place that allows them to spend meaningful time away from the city, while also offering the potential for long-term value. This is opening up opportunities for destinations that can offer nature, space and connectivity without the pressures of already established markets.”

Key factor in second home shift

A key factor behind this shift is connectivity. The continued development of the Mumbai–Goa corridor and improving road infrastructure are gradually making parts of Konkan more accessible from major urban centres. For buyers from Mumbai and Pune, this creates an opportunity to own a coastal retreat without necessarily entering an already mature and crowded second-home market.

Connectivity is increasingly becoming a defining factor in the attractiveness of emerging second-home markets. For today’s buyer, the value of a second home is closely linked to how easily it can fit into everyday life. Better roads and improving infrastructure along the Mumbai–Goa corridor are steadily reducing the perceived distance between urban centres and destinations across Konkan.

Weekend or extended stay

As travel becomes more convenient and predictable, a weekend or extended stay requires less planning, making well-connected locations more relevant to buyers from Mumbai, Pune and other cities. At the destination itself, buyer expectations are also changing. After years of living around traffic, screens, tight schedules and constant activity, there is a growing appreciation for open spaces, greenery, cleaner surroundings and simply having the time to slow down.

“What makes Konkan particularly interesting is that it does not need to replicate an established second-home destination,” added Amit Paranjape. “Its appeal lies in its own character the coastline, hills, greenery and quieter communities. As connectivity improves, these qualities could make the region increasingly relevant for buyers looking for both a lifestyle retreat and a long-term property opportunity.”

Appeal & next phase

The region’s appeal, therefore, extends beyond the traditional idea of owning a scenic holiday home. For many buyers, the proposition is increasingly about creating an environment that supports a different way of living one that offers access to nature and family time while remaining connected to major urban centres.

The next phase of the second-home market may consequently be less about finding another established hotspot and more about identifying destinations that offer the right balance of connectivity, nature, peace and long-term potential. For buyers seeking a property that combines lifestyle value with an investment perspective, emerging destinations such as Konkan could increasingly find a place on the radar.
